Buying a home in Cleveland, Ohio, is a stressful thing. There’s a lot to think about and sign and keep track of, and one of the worst things that could happen at the end of the process would be moving into a home that has pest infestations no one knew about. Honestly, after spending all that time and money to buy a house, that would be a depressing realization.

Pest infestations are not only gross and dangerous, but they can cost a lot of money to remove. And some pests, like termites, can actually damage the structural integrity of your home. If that happens, you also have to pay for the repairs to your home.

Before you purchase your potential new home, you can make sure the house is pest-free by requesting a pest inspection. For peace of mind and the certainty that the house is worth the listed value, it’s a good idea to have the inspection done by the best pest control in Cleveland, Ohio.

Do I Need a Pest Inspection Before Buying a Home?

Do you need a pest inspection before buying a home? Well, if you’re asking if the inspection is required, then the answer is maybe. In Ohio, certain lenders (especially government lenders) may require a pest inspection before they will give you a loan. This will vary from lender to lender, but in many cases, it will be required.

But even if it isn’t required for you to have a pest inspection done to get a loan, you may still need a pest inspection – for your sake. Like mentioned before, pest infestations can be a lot of added stress, both mentally and financially. And if there’s already an infestation in the home before you move in, you’ll likely still be responsible to pay for it. If the house has been significantly damaged by the infestation, you could always sue the seller for not disclosing the problem to you, but then you have the added stress of a legal battle too.

Overall, it’s best to just ensure that there isn’t a pest infestation before you move in. It’s possible that you might have to pay for the inspection, but that cost will be much lower than the cost to remove an infestation. And it will give you the chance to end your contract or renegotiate the terms of purchase if there is a pest infestation in the house.

Find the Best Pest Control in Cleveland, Ohio

When you hire a pest control company to do a pest inspection for your potential home, you need to make the choice carefully. Your realtor may recommend companies to you, but you can also choose the company yourself. You’ll honestly want the best pest control in Cleveland, Ohio because other companies might not be thorough enough or they might exaggerate a problem to get more of your business. But with the right company, you can trust that you will be taken care of well. To find the right company, do the following:

1. Ask for Recommendations

You can start looking for options by asking your realtor for their recommendations. It’s likely they will know of companies who do home inspections often and well. But you can also ask friends and neighbors for their recommendations. The people in your social circles may know of good companies, or they may be able to warn you away from companies that won’t do the job as well. Customer experiences are important to businesses like pest control, so it’s good to find out which companies would be recommended by people who have used them.

2. Research Your Options

Once you have all your recommendations, research each company. Find out what each company offers, what their warranties are (or if they have warranties), and what past customers have to say about each company. Review their websites and see how forthcoming each company is with their information. You may even want to call and ask the companies you’re interested in more details about their home inspections.

3. Compare Costs

Finally, compare the costs of each company’s inspection. The cheapest option may not be the best pest control in Cleveland, Ohio, but the most expensive option might not be the best either. Look for a price that shows you’re getting a thorough inspection but isn’t overpriced. And make sure that there are no obligations or add-ons built into the price that you don’t need or want.

If you can, try to get a free quote from the company. If they aren’t willing to give you one, you may want to choose a different company. When a pest company isn’t willing to give you an idea of what the cost could be for your inspection or treatment, they may try to upsell you unnecessarily. But if you have a quote, you’ll have an idea of what it should cost and be able to address any pricing issues that may come up later.

What To Do After Your Pest Inspection

After you hire a pest control company to do your pest inspection, the inspector will go through your potential house and look for signs of pests, signs of damage to the home, and signs of dangerous moisture in the home. Overall, they are looking for both pests and things that attract pests so you can be aware of things that could eventually become a problem.

The pest inspector should put together a report for you with pictures of problem areas. They may also include suggestions of what you could do to better seal off the house to pests after you move in. Don’t be too concerned if there are spots in your potential house that could let pests in because every house has some of that, but do pay attention to problem spots and places that are damaged.

If the house has severe pest infestation or damage, you may need to reconsider your purchase. You may not want or be able to pay to repair the damage. But you can also work with your realtor to renegotiate your contract to request that the seller have the infestation removed or the damage repaired before closing on the house. If that isn’t possible, you can also see if the price of the house can be dropped as much as the price of the necessary pest treatment or the repairs.
