Your Siding Isn’t Going to Last Forever.

Some people don’t realize that siding only lasts around twenty years.  Unfortunately, that may mean that you move into a home when the siding is already due to be replaced.

Talk to homeowners before you buy to find out the age of the siding, and if it’s close to expiring, try to talk them into removing the cost of that from the price of the home.  It can be expensive to replace and shouldn’t be a cost you worry about while moving into your new home.

Any Branches Touching Your Roof Are Critter Highways

Trees surrounding homes can be so nice.  They lower the cooling costs in summer, give you privacy, and block out a lot of noise caused by nearby highways and roads. But, unfortunately, they can also quickly allow animals into your roof if they’re in contact with it.

Animals like bats, squirrels, and birds, can roost in your attic and cause mold, moisture, and other issues that will eventually rot anything it comes into contact with.  Keep your trees and greenery trimmed back to protect your property.

Sealing Windows and Doors Can Save Major Money

Owning a home is made even more expensive by the amount of money that goes into heating and cooling the property.  If windows and doors aren’t properly sealed, your home could be leaking hundreds of dollars every year.

 When you first move in, take a candle or lighter and carry a lit flame from room to room in front of doors and windows.  If the flame pulls hard towards or away from any entrance, there’s an air leak. Try to get any leaks repaired as quickly as possible to ensure that you’re not overspending on your HVAC system.

You Can Get A Warranty On Almost Anything

One of the most important steps to buy a house is a transfer of paperwork from the owner to the buyer to let you know about the items within the home.  This paperwork will tell you if any of the items in the house are currently under warranty or if any items have known issues.

Depending on how newly built it is, you can even buy a warranty on your home itself, but it’s important to remember that this only covers small replacements.

HOAs Can Cost Hundreds Per Month In Some Areas

Although most people know homeowners associations, many don’t realize how expensive they can be.  In some areas of the country, HOA fees can cost twenty dollars a year, while in others, it can cost hundreds per month.

This all depends on what type of neighborhood you’re moving into, how large a city it is, and how varied property values are.  Although your property is an investment, be careful how you agree to invest.
