  • The inspection usually takes at least two hours inside the house. It will take more time depending on the area of the house, the number of rooms, or the frequency of subpar construction defects present at the house. The final report is delivered after a few days. However, he may provide you a little insight into the report immediately after inspection.
  • The house buyers are encouraged to attend the inspection to assess their potential new home in detail. They can directly observe the inspector and ask them questions regarding the house. It is a control to ensure that the report is unbiased and uninfluenced by the inspector or the house’s seller.

  • Begin with placing keys, so they are easily accessible. Place them nearest to the fuse box or the electric panel. You can also mark which key unlocks which utility box.
  • Leave the pilot lights on for the furnaces, geezers, and fireplaces. This must be done even in the summer for the inspector to assess the heating applications’ quality.
  • Clean your basement. Remove any object or trash that may lay toward the path to the furnace, water heater, HVAC, or anything the inspector intends to examine. Cooperation with a public servant goes a long way.
  • Same as the basement, clean the attic as well.
  • Tide up the yard too. Rake leaves and remove flower pots that are placed next to the foundation. The inspector is required to crawl underneath the house to assess drainage and water pipes.
  • In case the house has not been lived in for some time, and the utilities have been disconnected, reconnect them to aid in your house inspection.

Who Pays the Inspector?

Most of the time, you would see the buyer paying the inspector for the services. However, if the deed is still in the initial phase, you may experience the seller sharing the inspection-related expenses. This is done out of goodwill to ensure the sale goes through. 

The seller would have the house inspected initially against the foundation and built to prepare for a sale. A sale deed works both ways.
